这个题是在调整Trading里的profit，因为有税务局不承认的数必须加回去或减出去，而你说的lease premium这个概念是在PBI中出现的，也就是你作为房东来说要对租金收入征税。这个题目只是告诉你这个公司是在以何种方式交租金。这里只是把lease和premium这两个词混在了题目里，他的意思就是租期12年，租金46,800。所以公式是46,800/12（每年的租金）乘以4/12（4个月的租金）。和那个2%的公式没关系。 In the language of the law of contract, the premium is the consideration paid by the tenant in return for the landlord letting out the property.
